Whether you are looking for a vacation place or a place to call home, the condo lifestyle represents an easy, secure, and sometimes extraordinary experience. In the preceding wave of building, developers have turned to the world’s best architects to bring cache to their offerings. The result is some pretty stunning architecture and gorgeous places to live. I’ve reviewed some of my favorite buildings in the area, old and new.

Miami and Fort Lauderdale are home to literally thousands of condos. Whether you are looking for an oceanfront residence or an urban loft, there is something for everyone. Things to take note of when purchasing are maintenance fees, which can be exorbitant in some buildings, as well as the state of the condo association. Whether paying cash or financing, learning about the history of the building, any litigation past or present, size of the reserves and a careful examination of the budgets is imperative. Since I couldn’t mention every building here, I have chosen my favorite assortment, like the “some of each” cookie box. Enjoy!

New Construction

There are a lot of advantages to purchasing new construction or pre-construction. Firstly, if you come in early in the selling process and are able to secure a good price, you may be able to make good money flipping or amassing instant equity. Secondly, people in South Florida generally want the freshest product (in condos or single family homes) and are willing to pay a premium for it. Fortunes have been made by speculators buying and flipping; buyers have also gotten burned. Like the developers who build them, purchasers need to watch the timing of the market and be sure they are not over paying.
